Is value engineering just cheapening the project?

Absolutely not. True value engineering is about maximizing function while minimizing cost. It means finding a $10/sqft tile that looks identical to the $30/sqft specified tile, or redesigning an overly complex HVAC system that exceeds the building's actual needs.

When is the best time to perform Value Engineering?

The earlier, the better. The optimal time is during the Schematic Design (SD) or Design Development (DD) phases, before the architectural blueprints are 100% finalized and stamped.

Do architects get offended by value engineering?

We approach VE collaboratively. We frame our suggestions as "Alternates" rather than corrections, ensuring the architect's aesthetic vision is maintained while the owner's budget is respected.
