2. Schematic Design (SD) Estimate (15% - 30% Design)
Major systems (structural, MEP) are identified. We begin doing high-level takeoffs of major assemblies.
3. Design Development (DD) Estimate (50% - 80% Design)
Materials are selected. We perform detailed takeoffs and identify areas where value engineering is required to prevent budget overruns.
