Trade-Specific Estimating Challenges
1. Exposed Ceilings: Spraying dryfall on an exposed corrugated metal deck with open web steel joists requires a surface area multiplier (usually 1.5x to 2.5x the floor area) because of the undulating flutes and structural shapes.
2. The 'Cut-In' Penalty: A room with 4 walls is easy. A hallway with 20 door frames requires massive amounts of brush-work (cutting in). Labor must be adjusted based on the density of openings.
3. Multi-Color Schemes: Accent walls drastically reduce productivity. Every time the painter changes colors, equipment must be cleaned and rollers swapped.

Common Mistakes
Failing to include hollow metal (HM) door frames. While the door itself might be factory pre-finished wood, the metal frames arrive primed and require field painting.

Project: High-School Gymnasium Renovation

Our Execution: We separated the CMU walls into a distinct condition and applied a block-filler primer requirement, noting that the spread rate for block filler is often only 75-100 sqft/gallon. For the roof, we calculated the footprint area and applied a 2.0x multiplier to account for the webbing of the steel joists and the fluted metal deck, ensuring the contractor ordered enough dryfall paint to achieve proper mil thickness.

Do you calculate paint by the gallon?
We calculate the exact net surface area in square feet. You can then apply the manufacturer's spread rate (e.g., 350-400 sqft per gallon) to determine the number of gallons required, factoring in whether it is a prime coat, first coat, or final finish coat.
How do you measure trim and baseboards?
We measure baseboards, crown molding, chair rails, and window casings in linear feet. These elements often require a different type of paint (e.g., semi-gloss enamel) and have drastically different labor productivity rates compared to rolling flat walls.
What is your deduction rule for openings?
We follow industry-standard PDCA guidelines. Generally, we do not deduct openings smaller than 100 square feet, because the labor spent cutting in around the door or window frame costs more than the paint saved. For large storefront glass or garage doors, we deduct the area.
